Scenario: You have a 6 Bed HMO renting at £700 a month per room. That’s £4,200 a month rental income or £50,400 in annual rental value.
We have a flat 12% management fee, charged on the £50,400 is £6,048. Leaving you with £44,352 in rental income.
We know a tenant moves every 10 months or so on average. So across your HMO that’s up to 6 tenancy changes per year. If you were paying 50% of a room relet fee (as others charge) that would be an extra £2100 per year in reletting fees alone. How does Rent Collection work?
With Rent Collection, we collect the rent on your behalf, ensuring it’s paid on time. We also handle any rent arrears and make monthly payments to your account. It’s a perfect option for landlords who want to manage the property themselves but need help with rent collection.
What is Rent Guarantee, and is it included in your services?
Rent Guarantee is included in our Fully Managed Plus service. It ensures that if your tenant fails to pay rent, we will cover the cost, providing you with peace of mind that your income is protected.

Our services are priced based on the level of management you require:
- Let Only: £750
- Rent Collection: £750 + 5% per month
